We specialize in helping clients with all kinds of rental situations. Let us know your circumstances, and we’ll find apartments willing to work with your situation.
How do I ensure my locator gets credit for helping me?
It’s easy! Just list your locator's name and RJMoore Apt Finder on your guest card during your tour and as the referral source on your rental application. This is the only way your locator receives credit for assisting you.
Will using a locator affect my rental rate?
Not at all. The rent you pay is the same whether you use an apartment locator or not. Property owners allocate marketing budgets to promote their communities, which includes online ads, listing platforms, and locator services.
What information does my locator need to secure credit for my lease?
To ensure your agent receives credit, please provide the following:
- Your move-in date
- The unit number you selected
- Monthly rent amount
- Lease duration
What are the typical requirements to rent an apartment?
While criteria may vary, most apartments require:
- Proof of income showing at least 3 times the monthly rent (pay stubs, bank statements, or tax returns)
- No outstanding rental debt
- No prior evictions or broken leases
- A clean background with no serious misdemeanors or felonies
How do I start my apartment search?
Fill out this form, and we’ll get you in contact with our top agents ASAP!
Can you help me find a safe apartment or neighborhood?
Due to fair housing laws, we cannot provide information about safety or demographics. However, based on your preferences, we can guide you toward areas and properties that align with your needs and lifestyle.
When is the best time to start touring apartments?
It’s ideal to tour apartments when you’re ready to apply, typically 45-60 days before your desired move-in date. If you're visiting from out of town, securing a lease during your trip can prevent you from missing out on good options. Apartment prices and availability change quickly, so if you find a place you like, it’s best to apply immediately to avoid losing it.
Can a locator negotiate better rental prices for me?
Although apartment prices are usually set by property managers, there are times when incentives are offered to meet occupancy goals. These might include rent discounts, waived application fees, or reduced deposits. Your agent will work to find any available specials.
Are your apartment locators licensed real estate agents?
Yes! All of our agents are licensed by the Texas Real Estate Commission (TREC) and have passed the required exams and training to assist clients.
Does my roommate or partner need to be listed on the lease?
In Texas, any occupant over the age of 18 must be included on the lease agreement, regardless of whether they contribute to rent.
Can a license holder offer to give a $50 gift card to an unlicensed person for referring a potential lessee or buyer?
Although a license holder may not pay an unlicensed person valuable consideration for referring a potential lessee or buyer, gifts of merchandise with a retail value of $50 or less are not considered valuable consideration. [Rule 535.20(a)] Therefore, a $50 gift card that is only redeemable for certain merchandise (e.g. a gift card to a restaurant or department store) is not defined as valuable consideration and is permissible. Any amount of cash or a credit or bonus toward rent owed is also not allowed as a reward for a referral.
